We assess a wide range of environmental factors that can impact health, including air and water quality, electromagnetic fields, lighting, and mold. We then help you address the issues we find.

What exactly do you test for?

Testing is tailored to the home and the people living in it. A comprehensive assessment commonly covers the following areas:

Air quality
We measure airborne particles across six size ranges from 0.3 to 10 microns, carbon dioxide, carbon monoxide, and other combustion byproducts.

Mold
We use targeted MS-qPCR sampling and ERMI analysis across several areas, including an outdoor baseline sample. We compare the types and relative levels detected across locations and against established housing baselines to assess mold likelihood and determine whether further investigation is warranted. Mold services vary by state in accordance with licensing requirements.

Electromagnetic fields
We assess AC magnetic fields, AC electric fields, and radiofrequency radiation.

Lighting
We measure spectral distribution, melanopic daylight efficacy ratio, flicker, color temperature, color rendering, illuminance, and fixture positioning.

Water quality
We combine on-site evaluation with certified laboratory testing, typically covering more than 100 analytes such as heavy metals and disinfection byproducts. We consider ingestion, skin contact, and inhalation pathways.

What are the health risks of an unhealthy home?

The health significance of an environmental exposure depends on the substance or physical factor, its level, the route and duration of exposure, and the individual. Our role is to measure what is present, explain the strength and limits of the evidence, and help reduce avoidable exposure.

Air and mold
Fine and ultrafine particles are associated with respiratory and cardiovascular effects. Carbon monoxide and some combustion byproducts can create an immediate safety risk. Mold exposure is associated with respiratory symptoms, allergies, and asthma.

Water
Contaminants such as lead, arsenic, uranium, and disinfection byproducts have different potential effects depending on the contaminant, dose, and exposure route.

Electromagnetic fields
Research on health effects varies by field type, frequency, and exposure level. We take a precautionary, measurement-first approach and prioritize practical exposure reduction.

Lighting
Light timing and intensity can influence circadian rhythms and sleep. Flicker and glare can also contribute to visual discomfort, headaches, and fatigue in some people.

What are some examples of issues you find in homes?

In nearly every home we assess, we uncover issues the owners never suspected. Some require prompt attention, while others are lower-level exposures worth addressing to improve sleep, health, and peace of mind.

  • Plumbing current or wiring faults creating elevated magnetic fields in nurseries and bedrooms.
  • Bedroom wiring causing elevated electric fields and high body voltage while occupants sleep.
  • Solar, battery, and lighting-control wiring producing significant magnetic fields throughout a home.
  • An incorrectly installed $8,000 water filtration system allowing arsenic and uranium into the drinking water.
  • Volatile organic compounds and unregulated disinfection byproducts in shower water.
  • Combustion gas leaks from dryers creating an immediate safety risk.
  • Severe hidden mold missed by multiple previous tests.

How much does a Lightwork assessment cost?

Our pricing is dependent on the size of the home and the specific parameters tested.

Are Lightwork assessments HSA/FSA eligible?

Yes. Lightwork assessments are eligible for payment with HSA or FSA funds, and we can support you through the process.

Is this worth the investment?

Our assessment finds issues and room for improvement in every home, some big and some small.

In 20% of homes, we find a high-severity issue we want to address right away. These issues could be directly impacting your health and require prompt attention.

Even if there is no severe issue, we will still identify many findings that can be addressed to optimize your home's health. You will leave with peace of mind that there is nothing severe and a clear roadmap to improve the rest.

Either way, you end with clarity, answers, and a healthy home.

Could I do this myself?

Some individual measurements can be taken with consumer equipment, but that equipment often lacks the accuracy and range a full analysis requires.

The other important parts are testing methodology and interpretation. A reading only means something in context: where in the home it was taken, at what time, under what conditions, and against what baseline. Testing must follow a specific protocol for each exposure type so the results are comparable, repeatable, and accurate.

Those results then need to be interpreted: the potential health effects associated with each exposure, what the readings may mean for the people living in the home, which findings matter most.

As part of our process, we collect thousands of data points and run multiple lab tests using a methodology we developed from first principles with our technical advisory board. It has been refined across two years of testing homes on three continents, allowing us to interpret your results in the context of everything we have measured before.

Is this assessment based on real science?

Yes. Everything at Lightwork is science-backed and evidence-based. We developed the proprietary Lightwork Exposure Index using current research, expert input, our scientific advisory board, and regulatory guidelines.

With your report, you receive our full Evaluation Standards & Methodology document, including references and the reasoning behind every recommendation.

While governments regulate many of these factors, some standards do not reflect current research or residential exposure patterns. Lightwork applies current evidence to the home environment.

We also educate clinicians about environmental exposures and how the home environment can factor into patient care.

What to expect

What does the Lightwork Home Health process involve, and what happens on test day?

Step 1: Intake and customization
We begin with a structured intake to understand each client's health history, environmental sensitivities, lifestyle patterns, and home context. This helps us tailor the assessment to the most relevant exposure risks and health priorities.

Step 2: In-home testing
Our home health assessments are performed by Lightwork staff, not outsourced contractors. We conduct a 4 to 6 hour site visit, depending on the size of the home, using professional-grade tools to measure environmental exposures throughout the property. You do not need to be present the whole time. In some cases, we may briefly turn off mains power for testing, which we schedule in advance.

Step 3: Data analysis and reporting
We combine on-site measurements with lab results to create a comprehensive exposure profile. Each testing parameter is categorized using the Lightwork Exposure Index, and recommended actions are prioritized. We typically deliver reports within 7 to 10 days.

Step 4: Results consultation
We guide clients through their report in a follow-up consultation, explain the findings in context, answer questions, and present recommended next steps.

Step 5: Full remediation support
We provide ongoing guidance through the remediation process, including vetted product and vendor recommendations, implementation support, and follow-up questions.

What does the report look like?

You receive a detailed 40 to 60 page report analyzing every parameter and categorizing the results with the Lightwork Exposure Index.

The report is designed to be clear and practical while preserving the detailed measurements, supporting science, and reasoning behind each finding and recommendation.

What is the Lightwork Exposure Index and how does it help me understand my results?

We developed the proprietary Lightwork Exposure Index to provide a clear health risk categorization for each exposure based on current environmental health research.

The Lightwork Exposure Index assigns a severity score to each exposure by factoring in both toxin concentration and the degree of occupant exposure within the home.

This allows us to quantify each exposure source and identify the highest-impact interventions for a specific home.

What happens when you identify an issue?

Every client gets a clear, prioritized action plan built around what matters most for their health. Many fixes are simple and low-cost; others require contractors.

We provide guidance, troubleshooting, and concierge support throughout remediation. We connect clients with vetted specialists, help oversee the work, and make sure each solution is implemented properly.

Lightwork is fully independent, so we never profit from remediation. We do not take kickbacks, referral fees, or affiliate commissions.

Renting and flexibility

Can I exclude parts of the test?

Our home health assessments are designed to be comprehensive, though certain lab tests can be excluded on request.

Does this make sense if I'm renting?

Yes, a Lightwork assessment is valuable whether you own or rent. Many of the issues we identify can be addressed within the unit without structural changes, including interventions for electromagnetic fields, air quality, water quality, and lighting.

Nearly all recommended products can move with you, so there is no sunk cost if you later change homes.

Some problems require landlord or building involvement, such as mold inside walls or electrical wiring errors that need professional access. In these cases, we can support discussions with your landlord or building management about remediation.

Some findings can also be severe or difficult to resolve fully. When that happens, we provide guidance on reducing exposure where possible, such as changing how rooms are used or where furniture is placed. A serious finding may also inform a decision to move when the lease allows, or sooner if the issue is urgent.

Whatever your situation, you leave with clarity about your environment and a practical path forward.

Service comparisons

How is this different from a standard home inspection?

A traditional home inspection focuses on structural integrity, building code compliance, and visible defects. It may note obvious mold or moisture, but it does not evaluate the home through the lens of human health.

Lightwork measures environmental exposures in detail, interprets them using health-based standards, and provides a prioritized remediation plan.

In short, home inspectors tell you if your house is structurally sound. We assess whether your home may be impacting your health, then help you address what we find.
